We get asked a lot of questions about real estate transactions and advice. Here are a few of the most common questions we answer.
The most important things I look out for in home inspections are:
1. Roof – when was it last re-roofed? Is there a current roof warranty that will transfer during the sale?
2. Systems – has the electrical, plumbing and HVAC systems been well maintained or are they approaching the end of their lifespan?
3. Water Damage & Drainage – water is the biggest enemy of a home.
4. Repairs & Upgrades- have they been done by licensed professionals? Are there any open permits at the property?
The home inspectors we partner with utilize the most advanced technologies such as infrared imaging to uncover potential issues behind the walls, ceilings and floors.
The first things you can do to prepare your home for sale is to:
– Declutter everything by moving as many items as possible into temporary storage.
– Have the interior of your home repainted.
– Hire a handyman to fix small issues like broken light switch plates.
– Hire a professional cleaning company to do a deep clean.
Prospective Buyers want to walk into a bright and open space that they can see has been well cared for. That broken light-switch plate, or chipped baseboard paint, or closet you never get around to cleaning will put off Buyers having showings at your property. Aim to get your property as clean and functional as possible to show that this is a valuable asset. If you’re willing to go one step further, the biggest impact — that also comes with the biggest price tag — is to have your property staged before you list.
